Kingswood Retail Park sold for £58m

The property fund behind a north Hull shopping district has sold it for £58m. Kingswood Retail Park features 130,000 sq ft of shops and is fully let to 14 chains including Next, TK Maxx and Boots. The sale by national firm British Land was part of a wider deal with buyer Legal and General Property. The new owner also bought House of Fraser in Birmingham for £71.4m and Grenfell Island office, leisure and retail block in Maidenhead for £90.2m. British Land's retail head Charles Maudsley said: "Our focus in retail is to allow consumers to shop in a way that suits them, so we are evolving our portfolio to match their expectations. "At the half year, we said we would be making selective disposals and we are pleased the deals announced today were all achieved at prices ahead of book value and have generated attractive returns for us." The sale is the latest in a slew by British Land, which disposed of Green Lanes Shopping Centre in Barnstaple for £36.1m before Christmas. Directors said it was part of a strategy to cash in on older sites while markets were strong. The proceeds will be used to repay bank loans, they said. A similar deal last year saw St Andrew's Quay retail park in west Hull bought by Orchard Street Investment Management for £95.6m. No jobs or shops will be affected by the Kingswood sale. British Land was advised by global property consultant CBRE.
