A derelict strip of land fronting Spring Bank near Hull city centre could be redeveloped with new housing.
Proposals for a scheme including 16 three-storey town houses and four two-bed flats on the site between Stanley Street and Derringham Street go before planning councillors next month.
The site has been derelict since the mid-1980s when a former office complex was demolished.
A previous scheme to build 73 apartments and ground floor shops at the site was refused five years ago after councillors raised concerns over the proposed design of the new buildings.
