Up to 30 new jobs are expected to be created thanks to the expansion of a successful East Yorkshire business.
O&H Vehicle Conversions has taken more than 26,000sq ft of warehouse space and 8,000sq ft of office space at Opus 36 on the M62 Trading Estate in Goole.
The company already employs about 200 people and has an existing 60,000sq ft manufacturing facility in the town's Larsen Road.
As one of the UK's leading vehicle converters, O&H focuses on patient transport service ambulances, front line A&E ambulance vehicles, wheelchair access vehicles and welfare vehicles.
The new space will complement the firm's existing facility.
Financial director John Waldron said: "The additional space is to support business expansion as we move into new vehicle conversion markets.
"We will look to create in the region of 25 to 30 new jobs over the coming months."
Opus 36 was previously part of the Fletcher Transport site.
The 120,000sq ft plot has had been revamped by West Yorkshire property developer Opus North to create a high-quality business and distribution hub.
Opus North has invested more than £1.6m in a complete refurbishment of the site.
Taking its name from the motorway junction to which it is adjacent, the site benefits from seamless access to the M62, opening up transport links to the rest of the UK and beyond.
The deal, which was handled by PPH Commercial, means the site is now fully occupied.
Other buyers have included vegetable oil business the Kerfoot Group, which spent more than £1m on 60,000sq ft plot in 2012.PPH director Ben Medhurst said: "I am delighted to be able to conclude these final lettings at the Opus 36 site at Goole.
"The letting represents an expansion of the O&H operation and I am sure the business will go from strength to strength."
